The Dust Has Settled on Rainey Street

For the past few years, Rainey Street has been under construction. Now the dust has finally settled, the cranes are coming down, and the street is waking back up.
I know this firsthand. The first time I ever moved downtown was to Rainey Street, back in 2021. I came to Austin not knowing anyone, and I struggled to meet people, especially right after COVID when the world was just coming back. Moving to Rainey changed everything for me. My apartment building at the time, The Quincy, really opened things up. I made friends that I still keep in touch with today.
But honestly, the street itself did the heavy lifting. Old Rainey was one of a kind: a row of historic bungalows turned into bars, with front porches, backyard patios, string lights, and live music drifting out of what used to be someone's living room. You could start the night at one house, end it four doors down, and meet half the city in between. Nobody dressed up, and nobody needed a plan. That was the magic, and that is why people loved it.
Then the cranes came. I left Rainey right as construction on the Waterline was ramping up, so I watched them arrive on my way out. For the next few years, the street was loud, dusty, and fenced off, block by block. Sidewalks closed, a few favorite bars went dark, and the crowds thinned out. A lot of people quietly wrote Rainey off. But now the construction noise is gone, and the street is coming back to life. If you have been down there in the past couple of months, you have seen it.
One of my favorite events just made the move to Rainey: First Thursday. If you are new to Austin, it is exactly what it sounds like: a party on the first Thursday of every month that brings the whole city out. The event was originally held at the South Congress Hotel, but with that property under renovation, its official home is now Hotel Van Zandt, right here on Rainey. It is free to the public, but the line usually wraps around the hotel, so I recommend grabbing a VIP pass. That lets you skip the wait and go into a less crowded section where ordering a drink is a lot easier. And if you go, make sure to Tell'em Gary Sent Yah!
The new Waterloo Greenway is opening, too. So many great things are coming back to Rainey, and I want to touch on a few of the special ones.
WHAT'S DIFFERENT ON RAINEY IN 2026
The bungalows made it. Rainey's signature is its historic houses turned into bars, complete with front porches, backyards, and string lights. Those bars are still pouring drinks, and the weekend crowds are back.
First Thursday is on the calendar. The monthly street party now calls Rainey home, packing Hotel Van Zandt on the first Thursday of every month. It gives the street a reliable reason to show up, and it delivers.
The Waterloo Greenway is opening. Austin's new chain of parks and trails connects Rainey to green space and the water in a way that did not exist before. It changes how the whole neighborhood gets outside.
The Travis is open for tours. The new tower at 80 Red River started showing units just a few weeks ago, bringing brand-new luxury rentals to the end of the street.
And there's more coming. The Waterline, the tallest tower in Austin, starts tours down the street later this month.
STILL THE RAINEY YOU KNOW
For all the new glass in the skyline, the soul of the street never left, and nothing proves it like Banger's. It has anchored Rainey since 2012, and it is exactly the same Banger's I walked to when I lived here: the endless picnic tables, the dog-friendly beer garden, live music drifting over the fence, a beer wall running more than 200 taps, and roughly a ton of house-made sausage coming out of the kitchen every week. Towers went up all around it. Banger's did not move an inch.
It still knows how to throw a party, too. Sunday brunch with a Manmosa is a rite of passage, the live music calendar stays busy all summer, and their anniversary bash lands every August, with rare kegs pulled from the cellar and one-off beers brewed with local breweries just for the occasion. Keep an eye on their calendar for this year's date. To me, Banger's is the proof of what this comeback really is. The street kept its bones and its favorites. It just got a facelift.
THE NEW TOWER AT THE END OF THE STREET
The clearest sign of the comeback is The Travis, the new tower at 80 Red River Street where Rainey meets the rest of downtown. It rises about 562 feet, and I have already walked it several times with clients. The early buzz is real. A friend of mine signed a lease there without ever stepping inside his unit, sold on the floor plans alone. There is a lot more to say about this building, and I will in its own article. Here is the bigger picture. New apartment deliveries across Austin are down roughly 74 percent from last year, which means the wave of free-month deals renters got used to is ending. A street that just finished rebuilding, with brand-new buildings still fighting for their first leases, is a rare combination. Rainey Street is that combination right now, and the people betting on it early are going to look very smart.
I have watched this street through every phase: the old Rainey everyone fell in love with, the construction years that tested it, and the comeback happening right now. People ask me if it is better than the old days, and my honest answer is yes. The soul is the same, the bars are pouring, and now there is a skyline, a park system, and brand-new towers to live in on top of it.
